Gas safety, PAT testing, legionella, and fire risk assessments are all carried out directly by Element's own qualified staff. The one exception is the EICR, which legally requires an inspector registered with an approved competent-person scheme (NICEIC or NAPIT) — Element coordinates this through a qualified partner on your behalf, so you still only make one call, even though a different specialist carries out that specific inspection.

Frequently Asked Questions
Do you carry out the EICR yourselves?
No — an EICR must legally be carried out by an inspector registered with an approved competent person scheme such as NICEIC or NAPIT. We coordinate this through a qualified partner rather than doing it in-house, so you still only need to deal with us directly, but the actual inspection and certification is carried out by a properly registered specialist.
Do you carry out PAT testing, legionella, and fire risk assessments yourselves?
Yes — these are all carried out directly by Element's own qualified staff, unlike the EICR.
How often do I need an EICR?
At least every 5 years for a rented property under current regulations, or sooner if a previous report recommends it.
How often do I need a gas safety certificate?
Annually, for any property with gas appliances let to tenants.
How often do I need a legionella risk assessment?
There's no single fixed legal interval, but the HSE recommends reviewing it at least every 2 years, or sooner if anything about the property or its water system changes.
Do I need a fire risk assessment for a single let, or only HMOs?
Fire risk assessments are most clearly required for HMOs and properties with shared or communal areas. A single self-contained let has a lighter general fire safety duty, but we'll advise honestly on what applies to your specific property rather than selling you an assessment you don't need.
